I payed $74, crazy and there's more construction around me than I've ever seen. Around the lake they're building everywhere. The Lowes card is worth it if you're spending over $1000. We got one for tile and lament flooring and we gonna do a good bit more remodeling. Lament floors in the bedrooms and a complete kitchen rebuild and wash room build out. My year is planned out in advance.

I hope you’re pacing your self. That’s just way too much work. Lynny and I have remodeled about 8 homes that we lived in. We even added on to and redesigned the home we built before it was even finished. It’s just what we do. Lol

Suzanne don't know the words "pace yourself" and really I don't either. Remodeling is something I've done since the house on the farm early 80's. Last year we did the complete remake of the Huntsville house which included plumbing put the PEX lines in there, new roof I hired that out and Air conditioning. We ran all the new duct work and black pipe for gas stove and water heater, and electrical box paint thru out. complete kitchen tear out, redesign and install Cabinets counter tops built in pantry and Washroom and a small bathroom with a walk in shower. This will be our fourth pretty much remake and we should flip that house in Huntsville this year, should do very well on that house.

This is our last for a while unless I come across a really good deal which is getting much harder to come by.

You and Suzanne sound just like us. We’ve completely gutted and rebuilt several homes. I like PEX but Lynny is old school and prefers copper.
We were going to have gas run to this house but found out that they require a licensed plumber to do the job and I’m not paying those kind of prices for something that I know how to do myself.
You’ll do well on the Huntsville house. The market is Hot right now.
You can’t find a flip now in a decent location. There are bidding wars on everything that hits the market. And most don’t hit the market. There sold before there even listed.

FD the way around the need for a plumber is to have the plumber install a dryer or a fireplace hook up for you.

But when they run the main, size the main for all future needs. And if they put T's in the line for you capped off that would be to your advantage.

By the way Lynny and i would get along just fine. Old school on the copper myself as well.

They wanted a plumber to do our's in Huntsville so, I did it myself and purposely left a leak on the outside wall so when the inspector came out for the pressure test it gave him something "not to code" to find. Tightened it a turn in front of him and the next day pressure held and he passed it. Give them a little something to find and they don't look as hard for the stuff that don't matter.

I used to be a copper guy but the PEX on the last install was so easy to install. Going with CPVC on this one to match the rest of the plumbing here or I'd probably go with PEX again just not doing a complete tear out like the Huntsville House.

How were you able to pull a permit to do the gas main install Ivey? Or was the main already there?

Main was already there, all I did was the piping into the house. I do not like working with black pipe but I do like gas stove and hot water heater. The comfort of knowing I'll have hot water and a cook top during power outages is worth the work.

That answers that question now i see how you got around the permit issue. I didn't run the yellow flex stuff in my day it was just coming out when i was getting out new installs.

With black pipe my go to for testing was Dawn soap and a lighter if the bubbles were the first sign.

They may still be building, but what average family could afford the finished product ? If construction costs continue to skyrocket as they have been, so will the price of new homes, to the point where no one
will be able to afford them !!

This is what I do everyday all day. Flip houses and do all the work. I’m a master Carpenter and do all my own plumbing. Worked as an electrician for first 10 years in the trades. My advice is stay away from CPVC. Add all the new stuff in pex. They make conversion fittings. I’ve seen that CPVC garbage become brittle and brake very easily and quite often. Worked for guys that renovated there rentals with CPVC and with in 10 years we had brakes all over. Pex is new to residential plumbing but technology has been used for 100 years with hydraulic systems.
