Well we were going to just install some beadboard wainscoting and a new toilet and new paint. Lynny removed the toilet and lo and behold it’s been leaking for some time. The floor is rotten so now I have to demo the floor and rebuild it and then put a new tile floor in. Such is life.

Bummer. Check for termites. If they have a water source they don’t have to go back to the earth. We have Formosan termites here and they are famous for airborne infestations.

My brother-in-law said he was going to make me one. I sent him all the specs. Haven't heard a word about it. Not counting on it. I'll probably end up buying something or just live without it.

Fluid Master makes a toilet ring that is repositionable and works great. Just done mine a couple months ago. Wax ring is now history!
