Wear contractors garbage bags, one on each leg, then get into the waders
Get a brite flashlight or spot and shine it from the inside out in the dark. Try stretching it a little if they're neoprene to find the leaks. Neoprene wears out (breaks down) and gets very small holes not necessary in the seams. This usually takes years if you take care of them by hanging them when storing. If this is whats happening probably time for new ones but the flex seal does sound like it may work. Maybe try it if its only leaking in one area.
