Prices around me have come way back down. Still way more expensive then pre C***d but the prices I pay daily (I’m a general contractor) are less than half of what Catfish is experiencing. Also no shortage of work despite the fact my prices have gone way up.

I bet your bids even shocked YOU for a while huh? LOL
I was also a GC for 39 years, before retiring four years ago.

That's awesome. I hear the same thing from contractor buddies I have in Oregon. People are plum happy to pay double now when it was quadruple not so long ago. It pays(sometimes) to live where there's lots of people with lots of money that don't notice so much. Then the work is plentiful. Around our place here there's not many rich people, which is why we like it here, so prices stay high longer. The prices I mentioned were just yesterday here. I suppose if I had to rely on wealthy folks to survive I'd move but I don't so high prices just give me an excuse to go fishing instead of working. Lol

Still does shock me. My prices have always been more than fair. But all aspects of construction are expensive today if you want good efficiently done work.

I’m near a major city booming with industry despite its reputation. Plenty of money around but most my work is for Realestate owners/ developers; apartments, offices, restaraunts, etc. with the price of Realestate they are all going crazy.

I got an estimate on a roof for a flip house the other day and I almost fell out. When I get out of this one I'm out of the business

How much a square where they charging?

I’ve flipped a few for myself and I used to work for a couple investors that flipped houses but I’ve found less stressful ways to make the same money. Notoriously hard to hit deadlines and budgets with most flips.

$112 a square was my best offer, I've never really had any problem getting out of one but I do a lot of the work or all of the myself. I'm just getting a little to old to be laying shingles

Honestly that isn’t that high for around here. Most the prices I hear are at least that. Most are $150-$250.

Always done well on flips as well but they are stressful when your moneys in the line. Don’t blame you on the roofing I gave up roof work a few years back! That’s a young man’s game.

I had one quote in the $175 range but that's way out of line around here. Yea I quit walking on top and crawling under several years ago myself.
