Thanks. I was told you canā€™t even buy it but I knew people from the U.S. that had. Just thought it might be something new where you couldnā€™t buy it.šŸ¤·ā€ā™‚ļø

When I lived in San Diego twenty some years ago I knew lots of folks who lived in Mexico but the places they lived were either on a 99 year lease or in a relative's name. I've got a good friend who lives in Thousand Oaks and he "owns" a place in Rosarita, but it's in his wife's name - she's Mexican. I got no idea if she's an American citizen now, but she was born in Mexico. And whether or not you can buy or not would depend on Mexican law.

I read the same thing in 1993 law Spirit. At the end of the 99 years the property has to go through the same process to renew for the next 99 years. They amended a lot of the stipulations of the law now and itā€™s easier to buy property there. Especially commercial stuff. They see the revenue intake from allowing foreign companies to operate there but itā€™s still, highly, regulated by the Mexican government. What I havenā€™t found, and it was brought to my attention, is ā€œcan you sell property there once you buy it?ā€. Itā€™s kind of a gray area in that respect. You can sell your property to a Mexican citizen but I havenā€™t found where you can sell it to another foreigner any place. Not that it s a big deal to me but I have fishing buddies that own property down there and a guy told me you canā€™t buy property there now. I thought it might have been a new thing because of our current situation with c***d and all of everything else going on but it appears itā€™s, actually, easier now than prohibited. Iā€™m sure the Mexican government has seen the influx of dollars from foreign influence and not willing to jeopardize that.šŸ¤·ā€ā™‚ļø 110 degrees outside leaves me researching by the air conditioner. Lol

YUP.

Relatives had some beachfront too. 99 year lease and special trust rules. That why itā€™s a known fact you as an American canā€™t just go buy Mexican Property outright. So as you and I already knew. You can have a place there and pay for it but it not same as in US. Thatā€™s why there is bunch of rules. So thatā€™s why most people know you donā€™t just call a realtor and plop the money down and itā€™s yours. I used to go down there and there is other rules to know when in the Country as an American. But I realize some humans are extraordinarily exempt from all normal thinking or acting and any and all rules or wh**ever do not apply to them.

Sorry. Your initial statement was ā€œyou canā€™t buy property in Mexicoā€. I was just wondering why my buddies had property down there if you couldnā€™t buy it. I guess if your relatives had beachfront property down there I misunderstood what you said. I apologize.

Donā€™t know about Mexico, but thereā€™s some swampland in New Jersey you can buyā€¦.. but the Brooklyn bridge? No longer for sale.

For what itā€™s worth. Not sure anyone is looking to buy property in Mexico but I just got a call from the Mexican real estate broker I talked to earlier. Foreigners can buy property very easy in Mexico. Just not within the exterior boundaries of the restricted zone. Thatā€™s anything within 150 kilometers of an ocean or 50 kilometers from any border. You can still buy property within the restricted zone but thereā€™s stipulations and the process takes 6 months to a year to complete. Anywhere outside of the restricted zone is like buying property anywhere else. Just FYI. Thought Iā€™d pass that along if anyone was curious. I know weā€™d discussed it earlier. Thanks.

I have found that renting a house with all the amenities Turns out a better deal,then you are not stuck in one area.Most that are not right on the beach cost a little more than a third of average costs in the U.S. Depending on the area,also having lol cal friends would be a plus. But if you want property for the future, buy at higher elevations, 3000 ft-up.

Makes sense but one gentleman on here said ā€œwe all know you canā€™t buy property in Mexicoā€. Thatā€™s not true at all. I found a realtor that specializes in real estate in Mexico, just out of curiosity, and he told me itā€™s easy to buy property there. He said ā€œbring your check book. Weā€™ll fix you right upā€. He asked ā€œwho told you you canā€™t buy property in Mexico? Thatā€™s not true at allā€.

Yep, my in-laws bought in the Baja area on a junket flight thing back in the 70's,They just kept up the payments and never went back.Things that make you say Hmmmm
