71 heading to 83 cloudy with a chance of rain.
Whitereb and I went out yesterday morning and caught several juvenile blue gills. He got one keeper and one small mouth. πŸ˜‚πŸ˜‚πŸ˜‚πŸ˜‚πŸ˜‚πŸ˜‚
Stay safe y’all and tight lines.

Good morning guys and gals. Had a few rumbles last night. Major stuff and the flooding went north of us but it was enough to postpone the fireworks show til tonight. Dinner at my daughter's home then off to the show.

75 degrees this Sunday morning and only going to 78. Gonna be a beautiful day.

Morning all! 61Β°, going to 86Β°. Fishing today, most likely Lake Huron, depending on wind direction and strength!

Morning all, now that's a dandy, like the fish too. Yesterday we were moving things out of the Huntsville House when a guy stopped out front. He came up to the door and ask if we were moving, pretty obvious we were. I showed him the house and told him all the upgrades we've made and he made me an offer on the house right then. I told him we were gonna put it on the market and see where the price went in bidding. He said he would best any offer by $30,000 so it seems we have sold the house before we even put it on the market, heck didn't even put a sign in the yard. We'll see how that goes but he wanted to put $5,000 cash earnest money right there, I told him to hold his money till we get completely moved out, one more load and we'll be done. Then back to finishing the bathroom.

That’s awesome Ivey. Nothing better than beating the realtors out of that commission.
And now you don’t have to come down for a bunch of open houses. πŸ‘πŸ‘πŸ‘πŸ‘

Yeah, Fly. I got caught driving home in in. Flooding everywhere, couldn't see 10 ft in front of car! And more overcast today!

Fantastic Ivey, hope he follows up with you. I will assume you are doing a for sale by owner than that $ 30K is an extra by not having to pay a realtor. Lawyer to draw up the papers will take a cut, buy the rest is $$$$$ in your pocket.

That's good news there Ivey. I'd still see what you can get for it though on the market.

We did have a lot of fun Griz. Had to be back home by 2 so we could go see the grandkids new home. They did good.
Completely remodeled double wide with all new built in appliances and fixtures. It’s on a permanent foundation. On 3 acres with a little fishing pond. Last house on a dead end road just outside of town. They’re about 40 minutes from us and about 30 minutes from his moms house.
We’re real excited for them.

Just a heads up Ivey, we sold some land, 40 acres, through a realtor. The realtor accepted the down payment of $30,000. The buyer can't come up with the rest of the money, the realtor didn't put a time limitation on the down payment purchase agreement and now a year and a half later, we are stuck. The buyer can't get the money, and we can't sell it to anyone else because he has a down payment on it with no time limitation. Does anyone have any ideas about what we can do? So, what I'm saying, Ivey is have a lawyer drew up a purchase agreement with a time limitation on it. That deal sounds a little too good to be true, I would be a little skeptal. Good luck..............
