Could be the old rubber seal has cracks in it or just deteriorated. That's when i just slide the new one over it to cover it up.

As far as not leaking when it isn't raining, that is a brilliant observation. Can't learn that from any text book.
I am pretty much self-taught. πŸ˜ƒ Actually the old rubber still appears to be in good shape. It's only 5 years old and on the north side so out of the worst of the sun. Anyway, the leak itself wasn't bad. It has only leaked twice in the last year and both times was during a heavy rain. Nothing from melted snow or lighter rainstorms. It's a puzzler. Only way I noticed it was a spiderweb dimple in the ceiling paint after the fact.

I'll let the present treatment cure for a couple of days and see what the boss man wants to do.

Now that is a whole new problem just leaking twice. 1st impression i had is that it was leaking all the time. Next time up there take a pic of it and post it and we all might get a better idea.

Sometimes when you get a leak that only leaks occasionally, it’s because it’s a β€œdirectional” leak; meaning it will only leak if the wind is from one certain direction. If that turns out to be the case, it will at least give you a clue as to where the water is coming in. Just be sure and check the rubber collar for a small split right against the pipe. Did you see the pics I posted of the pkg.? The one has the model #’s for each size pipe.

Your rafters and joists can carry a leak a long ways from where it starts to where it shows up inside so if you have attic access you might want to do some investigation.

Thanks FD. Did that. There hasn't been enuff leakage to show the stain. Just a spot on the insulation bat and that's it.
